We typically perform 50 plus church, school, college, and other institutional property appraisals nationwide on an annual basis. We work with the largest religious lenders in the country.
We serve Kentucky, West Virginia, Indiana and Ohio for commercial appraisal services. We work with many of the local, regional, and national commercial lenders. Our commercial group appraises several hundred commercial properties per year.
We perform pre-development feasibility studies, rent studies, and appraisals for local investors and professional commercial real estate experts regularly. It is a wonderful compliment when local professional experts call us because they trust and respect our work.
We work with the Transportation Cabinet, Utility Companies, Federal Agencies, Cities, Attorneys, and Consultants in the appraisal of right of way and voluntary acquisitions. Matt is the Past-President of the Kentucky Chapter of the International Right of Way Association, has served as an expert witness, was awarded a 40 for 40 scholarship, and is on the approved department of transportation lists for multiple states.
We appraise and consult on coal, oil and gas, aggregate, and other mineral property, both producing assets and non-producing assets. We have experience in appraising large tracts of vacant land with natural resource value including wetland mitigation. We have done valuations for the property owners, mining companies, as well as lending institutions
Hotels, Gas Stations, Golf Courses, Bowling Alleys, Car Washes are all properties that have a business value component. These properties can be some of the more challenging property-types to appraise. This said, by having the experience and data from numerous such appraisals, we are able to value these properties accurately whether it is for the buyer or seller, broker, or lender.
Matt Chapman is the Principal of Chapman Appraisals LLC. He holds a MAI designation through the Appraisal Institute, CMA designation through the International Institute of Mineral Appraisers and has experience in appraisal of nearly all property-types in over 40 states with assets valued over 2 Billion Dollars.
Daniel Ford is the Vice President of Chapman Appraisals and has over 20 years of commercial and residential appraisal experience. Dan is also an active realtor and property adviser.
Reid Johnston has over 15 years of real estate experience working as a commercial appraiser, mortgage broker, commercial lease negotiator with Limited Brands, AMC compliance reviewer, and residential appraiser. Reid is a leader in the commercial appraisal group.
Dustin Markwell plays a critical role in right of way appraisal and commercial appraisal. He is a natural leader and through his persistent continuous action always strives to make every appraisal his best. Dustin is also an active investor.
Nicole is our Office Manager, the Heart, and Soul of Chapman Appraisals.
To appraise unique, special-use, and/or mineral properties we have strong relationships with a wide array of industry experts. We have the connections to know who to call and when to call in the event that we require say a professional geologist, mining engineer, petroleum expert, timber expert, or a specific business valuation expert to assist in certain aspects of the analysis in order to do the job right. We also regularly interact with brokers, developers, investors, and other active professionals that we are able to reach out to or connect clients to in order to help everyone achieve the best.
