We perform pre-development feasibility studies, rent studies, and appraisals for local investors and professional commercial real estate experts regularly. It is a wonderful compliment when local professional experts call us because they trust and respect our work.
We work with the Transportation Cabinet, Utility Companies, Federal Agencies, Cities, Attorneys, and Consultants in the appraisal of right of way and voluntary acquisitions. Matt is the Past-President of the Kentucky Chapter of the International Right of Way Association, has served as an expert witness, was awarded a 40 for 40 scholarship, and is on the approved department of transportation lists for multiple states.
We appraise and consult on coal, oil and gas, aggregates, dimension stone, and other mineral property, both producing assets and non-producing assets. Our clients include mining companies, property owners, attorneys, and lenders.
Hotels, Gas Stations, Golf Courses, Bowling Alleys, Car Washes are all properties that have a business value component. These properties can be some of the more challenging property-types to appraise. This said, by having the experience and data from numerous such appraisals, we are able to value these properties accurately whether it is for the buyer or seller, broker, or lender.
We perform business valuation for the equity interests and at enterprise level for privately held companies and small cap firms for M&A, brokers, lenders, or ESOP plans
Matt Chapman is the Principal of Chapman Appraisals LLC. He has experience in the appraisal of nearly every commercial and real estate property-type in addition to mineral properties, going-concern properties, and business valuation. He is the Past President of International Right of Way Kentucky Chapter 25, recipient of the 40 for 40 scholarship, and holds the MAI designation through the Appraisal Institute, ASA designation through the American Society of Appraisers, and CMA designation through the International Institute of Mineral Appraisers.
Dan Ford is Vice President of Chapman Appraisals and has over 20 years of commercial and residential appraisal experience. Dan is also an active realtor and property adviser.
Reid Johnston has over 15 years of real estate experience working as a commercial appraiser, mortgage broker, commercial lease negotiator with Limited Brands, AMC compliance reviewer, and residential appraiser.
Dustin Markwell has over 5 years of experience in commercial and right of way appraisal.
Donnie Lumm is a Ph D. geologist with experience in the valuation of developed and undeveloped mineral and natural resource assets. He also performs resource and reserve estimates, core logging, and desktop geological analysis. Donnie is a Professional Geologist (PG) in Kentucky and has nearly 40 years of experience in the mineral and mining industry
