We provide commercial appraisal services on a local, regional, and national level. We have appraised all property-types and our commercial group appraises several hundred commercial properties per year. We have a vast database of proprietary market data used for the commercial appraisals which separates us from other smaller appraiser firms with less experience and less data.
We perform pre-development feasibility studies, rent studies, and appraisals for local investors and professional commercial real estate experts regularly. It is a wonderful compliment when local professional experts call us because they trust and respect our work.
We work with the Transportation Cabinet, Utility Companies, Federal Agencies, Cities, Attorneys, and Consultants in the appraisal of right of way and voluntary acquisitions. Matt is the Past-President of the Kentucky Chapter of the International Right of Way Association, has served as an expert witness, was awarded a 40 for 40 scholarship, and is on the approved department of transportation lists for multiple states.
We appraise and consult on coal, oil and gas, limestone aggregates, dimension limestone, granite, sand, phosphate, kaolin, lead, zinc, copper, and other mineral property. We have appraised producing assets and non-producing assets with development potential.
Our clients include mining companies, property owners, attorneys, buyers, sellers, and lenders.
Depending on the property and its operating status, we may team with other industry specialists to determine mine feasibility, environmental, resource and reserves, permitting, and other factors needed to fully analyze and value the mineral rights. Also noted is that for mineral rights, there may be various interests being a land owner's royalty interest, an operator's interest, equipment value interest, going concern value interest. Also we have experience in conservation easements, access easements, wheelage agreements, reversionary interests, split estates and other unique factors.
Hotels, Gas Stations, Golf Courses, Bowling Alleys, Car Washes are all properties that have a business value component. These properties can be some of the more challenging property-types to appraise. This said, by having the experience and data from numerous such appraisals, we are able to value these properties accurately whether it is for the buyer or seller, broker, or lender.
We perform business valuation for the equity interests and at enterprise level for privately held companies and small cap firms for M&A, brokers, lenders, or ESOP plans
We perform appraisal review service for various lenders. We perform appraisal reviews for all commercial property appraisals in all markets.
We also perform expert litigation review services when an unbiased expert analysis is needed. We do this for right-of-way, mineral rights valuation, and other commercial property disputes.
Matt Chapman is the Principal of Chapman Appraisals LLC. He has experience in the appraisal of nearly every commercial and real estate property-type in addition to mineral properties, going-concern properties, business valuation, and appraisal review. He is the Past President of International Right of Way Kentucky Chapter 25, recipient of the 40 for 40 scholarship, and holds the MAI designation through the Appraisal Institute, ASA designation through the American Society of Appraisers, Certified Mineral Appraiser, CMA, designation through the International Institute of Mineral Appraisers, and Right of Way Professional, RWP, through the International Right of Way Association, IRWA.
Dan Ford is Vice President of Chapman Appraisals and has over 25 years of commercial and residential appraisal experience. He has experience in appraising nearly all property-types including multi-million dollar apartments, big box industrial, downtown high-rise, strip center retail shopping centers, smaller offices and commercial properties, car dealerships, hospitality, churches and institutional, to residential subdivision assignments. Dan is also an active realtor and property adviser.
Dustin Markwell has 10 years of experience in commercial and right of way appraisal. Dustin has experience in appraising nearly all property-types throughout the country. Through his experience and expertise in right-of-way appraisal, Dustin has gained experience in complex appraisal assignments as well as appraising easements and partial interests,
Donnie Lumm is a Ph. D., geologist with experience in expertise in mineral resource and reserve analysis and valuation for developed and undeveloped mineral and natural resource assets. He is experienced at performing resource and reserve estimates, core logging, and desktop geological analysis. Donnie is a Professional Geologist (PG) in Kentucky and has over 40 years of experience in the mineral and mining industry
Ryan Leonard is an associate appraiser gaining experience in appraisal of commercial real estate, right-of-way appraisal, and consulting assignments.
